Niseko Projects will guide you step-by-step through the design and construction process, making building in Japan the exciting and engaging process it should be.
Your initial consultation with Niseko Projects may be in person, on the phone, via skype or Email. Your project manager will listen to your needs and design ideas and put together a design brief that is tailored to you and your family.
Based on the design brief we have developed together, and an evaluation of your site (boundaries, set backs, local by-laws), we will obtain a concept design and cost estimate.
Once the concept design has been accepted, an architect will be officially engaged to commence working drawings and specifications.
Following your approval of the architect’s proposed plans and specifications, a formal quotation will be obtained. On acceptance of the designs and the quotation, a contract will be prepared. The contract will include the delivery date and payment terms (usually 30% at the start, 30% mid construction, and the balance on completion).
Now you can relax while building consents and permits are obtained. When all is in place we can start construction on your new home or addition. Your Japan Alpine Homes Project Manager will keep you up to date via regular progress reports on every exciting stage of the build. Progress payments will be made at key stages of the build.
During construction, discussions can start with regard to the fit out of the building. Everything from furniture, beds and bedding, appliances, electronics, cutlery and even hooks on the doors can be arranged so that your home is ready for you to arrive and stay.
On completion of construction and when the final payment is received, your Japan Alpine Homes project manager will present you with the keys, or hand them directly to your property management company who will take over the management and maintenance of your new property.
